Terms of Service

These Terms govern your use of Roov (the “Service”). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

1. What the Service is

Roov provides calculators, comparisons and market information to help you plan a Singapore property decision. It applies published statutory rules (e.g. stamp duties, TDSR/MSR, LTV, CPF rules) to figures you enter to produce estimates.

2. Not financial, legal or tax advice

The Service is for information and education only. It is not financial, mortgage, investment, legal or tax advice, and does not constitute a loan approval, valuation or offer. Rates, grants and rules change; figures may be out of date or contain errors. Always verify with the relevant authorities (e.g. IRAS, CPF Board, HDB, MAS), your bank, and licensed professionals before making any decision. You are responsible for decisions you make.

3. Accounts

You must provide accurate information and keep your login credentials secure. You are responsible for activity under your account. We may suspend accounts that misuse the Service.

4. Pro & payments

  • Pro is offered on a monthly or annual basis at the prices shown at checkout.
  • Payment is by PayNow. Access is activated after we verify your transfer, which is done manually and may take up to a day.
  • Subscriptions are for the period paid and do not auto-renew; you re-pay to extend.
  • Except where required by law, payments are non-refundable once Pro has been activated. If a payment cannot be verified, it will not activate Pro.

5. Enquiries / leads

When you request a callback or quote, you consent to us passing your details to a property/mortgage professional to follow up. Any resulting engagement is between you and that professional; we are not a party to it.

6. Acceptable use

Don't misuse the Service — no scraping, reverse engineering, reselling, overloading, or using it unlawfully. The Service and its content are protected by intellectual-property rights and may not be copied except as permitted.

7. Limitation of liability

To the maximum extent permitted by law, the Service is provided “as is” without warranties, and we are not liable for any loss arising from reliance on its estimates or from your use of the Service. Nothing in these Terms excludes liability that cannot be excluded under Singapore law.

8. Changes & governing law

We may update these Terms; material changes will be reflected by an updated date and, where appropriate, a renewed consent prompt. These Terms are governed by the laws of Singapore, and the courts of Singapore have jurisdiction.
